The Research Triangle has long been known for it's institutions of higher learning, which have seen a record number of both applications, and enrollment figures. These factors have naturally driven a tremendous amount of activity within the Student Housing segment of the commercial real estate ecosystem. A recent Berkadia report listed NC State as the university with the 10th largest active construction pipeline of new units in 2024, alone. With well over 90% occupancy of these communities: rents continue to rise, as do new projects. However, the same report did not mention any universities in their top 50 schools with the highest supply-demand imbalance. 

 

With major projects on the horizon, and tuition costs continuing to rise, this event will detail the level of risk in overbuilding within the region. As students turnover year-over-year, it will also discuss best practices in pre-leasing, retention of students not yet set to graduate, and managing effectively to maximize returns.
